Boiceville Cottages offer a vision of sustainable living that is also attainable in practical terms. You can live here confidence that your "footprint" is minimal while your enjoyment of the natural environment is maximal.

natural and efficient

Our cottages employ the natural look and feel of natural materials - wood and concrete, copper and tile - used in a natural, unfinished way. We follow best design principles to enclose an envelope for your comfortable living in "just-enough" space. Our designs are incredibly efficient. You will find that you can heat your home for a fraction of the expense you may be used to - using just one small, attractive furnace unit for the whole house. Natural ventilation circulates warm air in the Winter and offers a cooling "chimney effect" which minimizes the need for artificial air conditioning in the Summer.

conservation of resourcs

We offer composting for organic matter so that nothing reusable is wasted. We use no harmful chemicals on lawns or roadways. No pesticides of herbicides are used anywhere on the site. Our cottages are sited in clusters and carefully landscaped to retain as much as possible of the natural aspects that our location affords.

water management

Water management and use is a large component of sustainability. Boiceville cottages have a state of the art water system. Visit our "state-of-the-art" pump houses. There are two of them. They work together to ensure that you will always have an adequate supply of safe, potable water.

Our storm water retention pond system offers gradual release of storm waters to deter flooding. The ponds are beautiful in themselves but they are scientifically designed to achieve a very practical purpose. So the Spring freshets will just add to the beauty of your scenery as you stroll the grounds with your ponds in their pastoral splendor.

Everyone is concerned about use of fossil fuels today. Living at Boiceville Cottages gives you a real alternative to consider. You don't have to take the gas guzzler every day. You can live in the country and take the bus some days. You are living right on the TCAT Ellis Hollow Line with frequent connections to Ithaca and all other lines. We plan a sheltered Bus Stop. Save gas, save money and yet retain the alternative to go where and when you want. Country comfort and city amenities. Now that's sustainable living.
